City property valuation roll open for inspection

Objections must be in relation to the valuation of a specific individual property and not against the valuation roll as a whole

PROPERTY owners in the City of uMhlathuze have until Wednesday, 1 May to submit objections to the ninth supplementary general valuation roll.

The roll, for the period 1 July 2013 to 30 June 2020, is open for public inspection in terms of Section 2 of the Local Government: Municipal Property Rates Act No. 6 of 2004.

The Act is a national legislation that enables a municipality to levy rates on properties in its area of jurisdiction.

The municipal rates each property owner pays is determined by the market value of his or her property in relation to other properties in the surrounding area.

Properties include residential, industrial, business and commercial, agricultural, mining and quarries and state-owned properties among others.

The revenue received from rates is used for the maintenance of streets, roads, sidewalks, street lighting and storm water drainage, buildings, clinics, parks, recreational facilities and cemeteries.

Where to find the valuation roll

It can be accessed at the municipal office, Room C128 or C145 (first floor) in 5 Mark Strasse, Richards Bay, the Empangeni library as well as the Township Manager’s offices in eSikhaleni, eNseleni and Ngwelezana.

The roll is also available on the council’s website at www.umhlathuze.gov.za

Objection forms can be collected at the municipality during office hours, or downloaded from the municipality’s website.

The completed forms must be posted to Private Bag X1004, Richards Bay, 3900, hand delivered to to the same offices as above, or e-mailed to valuations@umhlathuze.gov.za , or faxed to 035-9075444 /5 /6 /7.

Late objections will not be accepted.
